My DIY Bathroom Renovation

Ok guys,

I need to redo my entire bathroom, it's the only room in the entire house that hasn't been redone.

Im gonna sell this Spring, Trump has increased my home value like $30k according to Zillow, my market is "Very Hot" - so we're going to upgrade over here now that I found out wifey's got 2nd baby in her due August 2018, on top of our existing 20 month old in our 1285 square foot house that we originally rented as boyfriend/girlfriend and ended up buying.

Plus neighbors all hate me, mentioned in the Bitching about house thread, I have 3 active beefs with neighbors within 1 plot of mine....very tense.

I was going to do everything except the tub surround tile and floor, 60sq ft tub, 35sq ft. floor. Had a nice Romanian man lined up, but he went MIA, I think I scared him off to be honest because I brought him in my kitchen to show him why I didnt call the guy who did that back.

Anyway, here's the plan

FULL GUT.

There's tiles on all 4 walls of the bathroom, stuck to plaster by mastic, so that shit isn't coming off easy without distroying the walls. I'm not dealing with plaster patching, spackle, I'm taking everything down to studs and just putting up fresh purple drywall for moisture. We're not tiling the walls outside of the shower so it will be nice and fresh.

All materials sourced from Lowe's. Because cheap.

4x12 subway tile, light grey grout
gonna cut that pattern in half (6") and use it as a border about 5 feet up, then continue to ceiling with subway
6x24 planks on the floor, same color grout




Probably going to use Hardiebacker in the shower, tape & thinset the seams, then a coat of a waterproof membrane. Floor I'm not sure, but it needs to be 1/4" because I think the current tile is on a layer of felt paper over plywood. I'll see once I demo. I'll probably be asking for opinions then.

New cast iron tub, new shower fixtures, vanity, faucet, toilet, and light.

Tub & Sink drains are lead, will be removing them and replacing with PVC.

That white tile, yeah about 2 years ago the wall got real shitty because it was tile over plaster that was getting wet. Was leaking and eventually the soap dish caved in and fell into the basement. Cut out all the rot and put a piece of Hardieboard in there and used aluminum roofing nails (mistake). Hard to find 1952 green tile, so I just patched it (poorly) with white. Its probably still getting wet behind the green tile because its fucking disgusting with the mildew.

It's terrible and gross. It doesn't make much sense not to do it considering I've done everything else - kitchen, new hardwood floors, all new carpet, windows, trim, millwork, exterior doors, boiler, finished basement. $2500 might get me +$10k

nah our kid was lifting the lid, splashing in the water, throwing foreign objects in the toilet. They are the worst.

regardless, best fucking toilet ever. Elongated bowl ftw. Wouldn't be surprised if the next owner sent me a thank you card for choosing such a great brand.

Since Granite Run Mall closed, I don't know where to find them.

Every realtor I've ever talked to says the same. Kitchens & bathrooms sell houses. Trying to get as much as I can because I'm buying a house that is going to cost almost twice what I sell mine for.

booths corner framers market has a bathfitters guy, he bugs me every weekend. My buddy had it done in his dad’s house before he sold it, I was impressed with it (for what it was) if I was in your position, I would have done the bath fitters around the tub, put up a new shower head and been done with it, your going to be well over 4K into that project.
The realitor is correct, kitchens and bathrooms do sell houses, but, only if they are “spectacular” they are also very subjective, what one person likes another will hate, example; I don’t like the accent tile you picked or the vanity.
The accent tiles look like the bathroom in a casino, and the vanity looks like the one you have. Because of the age of your home, I would probably have went with a pedestal sink, and skip the accent tile.

There's no closet in the bathroom so i need the doors and drawers in the vanity. The existing one is fucked.
